  • Having a regular maintenance schedule for your garage door system can ensure smooth operation and longevity of the system for many years to come! Regular maintenance will also help to catch any potential problems early on and get them taken care of before they turn into something bigger. At O’Brien, we recommend performing maintenance on your garage door system at least once a year.

    Whether you are performing a tune up on your own or having one of our professionally trained technicians to your home, it is important to note that garage doors require a particular garage door lubricant. If the incorrect type is used, it can lead to clumping of grease and dust in the tracking and cause a problem with the smooth operation of the door.

    Our comprehensive garage door tune up will include checking the opener’s safety reversal system, lubricating all moving parts on the door for smooth/quiet operation, and checking the spring system for proper balancing. Our technicians will take a look at the entire garage door and opener system, fill you in on its condition, and answer any questions that you may have!   • Garage door springs are all rated at different life cycles. Some may last longer than others, but eventually, they will break. Even if the springs are not broken yet, if they are near the end of their life cycle, they may not be lifting the door properly. We highly recommend having a professionally trained technician change out your garage door springs for you. The springs carry an enormous amount of torque and pressure and can result in serious injury if not trained properly. Our technicians will have the proper tools and “know how” to get the repair done quickly and safely. They will know the proper amount of turns to put on the torsion springs based on size and weight of the door, how to reset the cable system, and properly balance the entire lifting system.

    The springs are what do the lifting of the garage door; the automatic door opener is only there to gently assist in its raising, so it is very important that your springs are in proper working order. If the springs are not lifting the garage door properly, it can result in the door coming off its tracking or putting tremendous strain on the garage door opener.

    There are several types of springs, such as torsion springs and extension springs, and within those types, many different levels of weight capacity. Your garage door will require a specific spring or combination of springs and it is imperative that the proper springs are put on the garage door for proper balancing and lifting.   • When it comes to the “bones” of your garage door, we believe in having top notch quality parts for durability, longevity, and optimal performance! Overtime, the stabilizing parts of your system may rust, become weak or brittle, frayed (cables), etc. If these parts are not in optimal condition, they may break in the middle of operation and cause more damage to the system.

    When a new door is installed, many times they will come stock with lower grade hardware. At O’Brien, we install premium, commercial grade, steel hardware, not only on our new garage doors, but for our replacement parts as well. Some common hardware parts that are crucial in the proper functioning of your garage door system, other than the torsion or extension springs, will be end bearing plates, the center bearing, drums, cables, hinges that connect the panels together, rollers, torsion tubes, safety cables, pulleys, etc.

    When it comes to rollers, we are passionate about providing the best quality, as this is one of the most important parts when it comes to smooth and quiet operation. Every time you open and close your garage door, the rollers, along with the other hardware, are experiencing wear and tear. A quality roller is very important in the their lifespan and the door’s efficient operation! Many times garage doors will come stock with plastic rollers. At O’Brien, we install steel ball bearing rollers with an additional nylon coating for longevity of the product and smooth/quiet operation. This quality product coupled with a tune up will oftentimes change the entire experience of the door’s opening and closing.

  • A garage door should be properly balanced at all times. This balancing includes, but is not limited to, having the proper spring or combination of springs on the door, making sure they have the proper tension on them, cables being wound properly, rollers rolling through the track properly, etc. If the door is not balanced properly or running smoothly, it can cause severe damage. For example: the door can come off its track, become stuck lopsided, and potentially create damage to the panels in the process. The result may be a major repair or, in the case of damaged panels, a complete replacement. Another problem we commonly see is that, if the springs are not tensioned properly and the door is too heavy, it will put too much pressure on the automatic door opener causing its failure overtime and resulting in replacement.

  • Are you having trouble with your garage door closing? If the safety sensors are experiencing a problem, it will often cause the door to reverse immediately after pressing the button to close. The sensors (located at the bottom sides of the garage door) need to be lined up and aimed perfectly at each other. If they are not, they will sense that something is in the way, blocking their connection. If your door still reverses after they have been lined up, cleaned off, and nothing is in the way, it is possible the sensors need to be replaced or that you are having another issue.

    It is very important for safety reasons that your garage door opener sensors are in proper working order so that the door reverses if something is in the way. If your garage door is NOT reversing when something is in the way, it is imperative to have this checked out immediately.

  • Do you have damage to a panel on your garage door and prefer to change the panel rather than replace the whole door? We are here to help! Having a damaged panel/section can be an eye sore but may also be an indicator that there is a structural problem with the garage door. If this is the case, it may cause strain on the automatic opener system, the mechanical lifting system of the door, etc. It is best to have the damaged section repaired or replaced so that it does not cause unnecessary damage to the system.

    At O’Brien, we make sure that we match up the exact panel that your garage door needs when able. We will come to the home, gather details on the door such as the manufacturer, date manufactured, size, color, panel design, model number, etc. In the event that the panel is no longer manufactured or the cost is starting to get “up there” due to multiple panels being damaged, we are happy to go over options and pricing for new door options that meets your needs and budget!   • Do you have a problem with drafty air, water, or pesky critters entering your garage? You may need a simple replacement of your bottom seal or vinyl trim that goes around the perimeter of the garage door. Our bottom seal comes in a variety of shapes and sizes and if we cannot match it directly, we will install a bottom retainer that fits a universal trim in.   • Has your garage door come off its tracking? A garage door off-track is one of our common repairs and can stem from a number of issues such as: a broken spring, frayed cables, an object getting in the way of its opening/closing, improper balancing or tension on the springs, incorrect springs on the door, backing into the door, and more.

    When your overhead door is off-track, our technicians are prepared to quickly diagnose the problem, take action, and get the door system back to optimal functionality ASAP. When a door comes off its tracking, there are many aspects with the moving parts that need to be addressed.
